Construction Techniques:
- Installed top of the line commercial hood.
- Laid a new composite tile flooring which matches the previous flooring layout.
- Roughed in all new MEPs.
- Framed out a new custom restaurant layout with paneled walls.
- We redid the commercial building and the commercial kitchen in the back of the building.
- On the second floor of the building, we demolished the bar, finished the flooring, and adjusted the mechanicals and layout.
Design:
- Working with a local architectural firm located in the downtown mall, “Thribe”, we converted the previous Little John’s location on the corner of UVA, to Sammy’s. Little John’s was a staple to the UVA Corner for decades, so we worked with the intention to preserve as much of the character that the building had so it could stay a familiar and history-rich place to the community. We carefully removed the paneling to adjust MEPs, and then reinstalled it. Then we finished the walls above the paneling and a Philadelphia artist came in and completed a mural.
- We installed a new flooring matching the colors of the Little John’s classic deli floor.
- This building has been repurposed again and again, like most historic commercial projects, our MEP trade partners worked through a puzzle of existing work in the building.
- After hours of project management time, all the work was brought to new standards, under the supervision of the city of Charlottesville NDS office.
- The original Little John’s “Order Here” neon sign was hung.
- From the basement to the roof, there were a lot of discoveries made in this building.
- The architect, property owner, and restaurant team were a pleasure to work with throughout this process.
